SN Servicing orders and two borrower appeals

The five state and HUD penalties below concern different historical requirements. Two court rulings address separate borrower claims.

  1. Mar 11, 2026

U.S. Court of Appeals for the Fifth Circuit Unpublished appellate decision

A borrower sought to stop a foreclosure and sued SN Servicing and a trustee. The district court dismissed her complaint for failure to state a claim.

Admitted wrongdoing? No company admission is stated in the decision.

No penalty or borrower restitution stated.

Status: The Fifth Circuit affirmed dismissal in March 2026 because the appellant had not adequately briefed her claims. · Bradford v. SN Servicing appellate decision

  2. Oct 15, 2025

New York Appellate Division Appeal from dismissal of a proposed class action

A borrower alleged that SN and another company made a deceptive payment demand after bankruptcy. The lower court dismissed the complaint.

Admitted wrongdoing? No wrongdoing was admitted in the court decision.

Status: The New York appellate court affirmed dismissal in October 2025. The state’s highest court granted leave to appeal on May 28, 2026, so the dismissal is under review. · Gregg v. SN Servicing Corporation, New York Appellate Division

  4. May 12, 2020

  5. Jan 14, 2019

New York Department of Financial Services Consent order

New York found SN failed to register, secure and maintain two vacant homes in Gloversville while it serviced the loans. This concerned duties on vacant properties, not a finding about the later CFPB complaints.

Admitted wrongdoing? The order states the department’s findings. It does not say SN admitted those findings.

$100,000 civil penalty to New York; no borrower restitution stated.

Status: Paragraph 15 says the order remains in effect unless stayed or terminated in writing by the Superintendent. · New York DFS consent order to SN Servicing Corporation

  6. Dec 11, 2018

HUD Mortgagee Review Board Settlement announced in Federal Register

HUD alleged SN had net-worth, liquidity and reporting failures in fiscal 2016 and 2017 and submitted a false certification to HUD/FHA.

Admitted wrongdoing? The settlement did not constitute an admission of liability or fault.

$46,714 civil penalty to HUD; no borrower restitution stated.

Status: The Board accepted a 2018 settlement. · HUD Mortgagee Review Board 2018 actions

  7. Apr 25, 2018

HUD Mortgagee Review Board Published settlement notice

HUD listed SN among lenders that missed annual FHA recertification requirements but later came into compliance. The notice covers Board actions taken from October 2016 through September 2017.

Admitted wrongdoing? The settlement did not constitute an admission of liability or fault.

$4,500 civil penalty to HUD; no borrower restitution stated.

Status: The notice reports a settlement; it does not give the exact vote date or later payment completion. · HUD Mortgagee Review Board recertification notice

All five penalties went to New York or HUD, not to borrowers. The court decisions resolved different claims; neither imposed a government penalty.

Questions about SN Servicing

Is the Baton Rouge office the error-letter address?

SN’s contact page prints Baton Rouge as an asset-manager office. It separately directs written inquiries, information requests and error notices to its Eureka address.

Does a timely CFPB reply mean SN agreed with a borrower?

No. The timing field records when a company answered.

How can I find my SN asset manager?

SN says the welcome letter identifies the assigned asset manager.

Did the 2026 Bradford ruling find SN violated foreclosure law?

No. The Fifth Circuit affirmed dismissal because the appellant had not adequately briefed her claims.

Did the $100,000 New York order pay borrowers?

The 2019 order imposed a $100,000 penalty payable to New York. It states no borrower restitution.

Protect yourself from scams

The FTC and CFPB describe these warning signs and the rules behind them:

  1. Upfront fees for promised relief are a warning sign. Under FTC mortgage-assistance rules, most companies that sell mortgage help cannot charge until a homeowner accepts a written offer from the mortgage company or lender. A separate FTC rule covers debt-relief companies that sell by phone and ties fees to a completed debt arrangement. It bars a fee until at least one debt has been settled or changed, the customer agrees to the arrangement, and the customer has made a payment under it. The FTC describes a narrow exception for lawyers who give help as part of the practice of law and are licensed in the state where the client or dwelling is. The lawyer follows that state's rules for attorneys, and advance fees are placed in a client trust account before services begin under state trust-account rules.
  2. HUD-approved foreclosure-prevention counseling is free. HUD’s national counselor line is 800-569-4287. The CFPB counselor finder lists agencies and their services. If an organization charges for help described as free HUD counseling, the CFPB finder can verify the agency and its listed services before any payment.
  3. A request to sign over a deed is a warning sign. The CFPB identifies title-transfer schemes among foreclosure-relief scams. Signing over title can mean losing ownership of the home; a lawyer can explain what a proposed document would do.
  4. Foreclosure protections depend on timing and the loan. Regulation X generally bars the first foreclosure notice or filing on a principal-residence loan until the borrower is more than 120 days behind, subject to exceptions. A complete assistance application can delay some foreclosure steps, but that depends on when it arrives; it does not necessarily stop every step. The CFPB warns about promises to “save” a home.

We gather the data, run the numbers and research each company ourselves. We counted mortgage complaints the CFPB received under the CFPB company name “SN SERVICING CORPORATION” through October 20, 2026. The 2026 annual bar ends October 20. The two-window chart covers October 21, 2024, through October 20, 2026. Issue shares use May 1, 2017 through October 20, 2026 and compare this company with the median across 74 eligible peer companies with at least 200 complaints in that period. Recent response shares use January 1, 2025 through October 20, 2026 and compare with the median across 41 eligible peers with at least 200 complaints in that window. The comparison includes Valon Technologies, Inc., which has no profile in this directory. The CFPB does not verify complaint allegations. We lack the company’s serviced-loan count, so these are not complaint rates. Regulator and court searches were conducted October 21, 2026. Updated: October 2026 · Next review expected: January 2027.
