What if your mortgage just moved to SPS?

Check the welcome letter: SPS says it identifies when the company began servicing your loan, your loan number and where to send payments. For 60 days after a transfer, federal rules protect an on-time payment sent to the old servicer from being treated as late by the new one (CFPB rule).

SPS says an application for a modification or repayment plan can continue after a transfer. It asks borrowers already working with a prior servicer to call customer service after the transfer date.

SPS itself changed hands: a Sixth Street-led investor group bought the company on April 30, 2025. That company sale is separate from a transfer of your mortgage servicing.

Does SPS answer CFPB mortgage complaints on time?

Yes, in nearly all recent records. The CFPB marked 99.94% of 1,765 SPS mortgage complaints timely from January 2025 through October 19, 2026. The median among 40 other companies with at least 200 complaints in that window was 99.93%.

A “late” mark means the company missed the CFPB response deadline.

Of SPS complaints received from January 2025 through October 19, 2026, 98.4% were closed with an explanation. That records a reply, not whether the problem was fixed.

What borrowers complain about →

What do SPS borrowers complain about?

From May 2017 through October 19, 2026, the CFPB received 9,600 mortgage complaints about SPS under its current issue names. 47.7% concerned “Struggling to pay mortgage,” twice the 23.5% median among 73 other companies with at least 200 complaints in the same period.

SPS says it services mortgages for loan owners. The CFPB complaint categories do not report the payment status of loans when SPS took them on, so the hardship comparison does not isolate the company’s service from its incoming loan mix.

“Trouble during payment process” accounts for 41.8%, against 50.6% for that same group. Each complaint is one borrower’s account, not a finding that SPS broke a rule.

Separately, California’s attorney general alleged in June 2026 that SPS mishandled COVID-era forbearance (a temporary pause or reduction of payments) and foreclosure-prevention help. The proposed settlement says SPS admitted no allegations.

The chart compares SPS’s issue categories with the median of those other companies.

How to ask SPS for help →

SPS loan modification and other help: how to apply

SPS says to sign in and complete its Request for Mortgage Assistance form under Assistance Programs, or call 1-888-818-6032 to discuss options. The company reviews a complete application against the borrower’s circumstances.

SPS names five options. A modification changes loan terms to seek a manageable payment. A payment deferral moves past-due payments to the end of the loan, while a repayment plan spreads catch-up payments over time. A short sale lets an eligible borrower sell for less than owed with SPS accepting the short payoff. A deed in lieu transfers the property to satisfy the debt.

For home-retention review, SPS lists the assistance form, proof of income suited to the income type, and the most recently filed tax return with schedules. Include your account number on documents. SPS lists online upload after sign-in, fax 801-293-3936 or 866-867-3019, and mail to Select Portfolio Servicing, Inc., PO Box 65250, Salt Lake City, UT 84165-0250. This assistance-documents box differs from the written error-notice box above (SPS application instructions).

SPS says that if a foreclosure sale is scheduled within 30 days, assistance documents must go by overnight mail with delivery confirmation to 3217 S. Decker Lake Dr., Salt Lake City, UT 84119. Its page says to call 1-888-818-6032 if you are unsure about a sale date.

California Attorney General Announced settlement; proposed court judgment

The state alleges that SPS mishandled COVID-era forbearance information and support for foreclosure-prevention applications. The announced agreement calls for $3 million in consumer relief and $1.6 million in civil penalties, subject to court approval.

Admitted wrongdoing? The proposed judgment says it would not constitute an admission of fact, law or liability by SPS.

New York Department of Financial Services Settlement agreement

The department said SPS used unregistered branches for New York servicing in 2013. SPS agreed to compliance changes and a $20,000 fine. This was a branch registration matter, not a finding about a borrower payment.

Admitted wrongdoing? The agreement describes a violation and SPS waived a hearing; it does not include an express admission of wrongdoing.

Status: The agreement says it remains enforceable unless stayed or terminated in writing. We found no termination in the regulator record reviewed. · New York settlement agreement S000014

Protect yourself from scams

The FTC and CFPB describe these warning signs and the rules behind them:

  1. Upfront fees for promised relief are a warning sign. Under FTC mortgage-assistance rules, most companies that sell mortgage help cannot charge until a homeowner accepts a written offer from the mortgage company or lender. A separate FTC rule covers debt-relief companies that sell by phone and ties fees to a completed debt arrangement. It bars a fee until at least one debt has been settled or changed, the customer agrees to the arrangement, and the customer has made a payment under it. The FTC describes a narrow exception for lawyers who give help as part of the practice of law and are licensed in the state where the client or dwelling is. The lawyer follows that state's rules for attorneys, and advance fees are placed in a client trust account before services begin under state trust-account rules.
  2. HUD-approved foreclosure-prevention counseling is free. HUD’s national counselor line is 800-569-4287. The CFPB counselor finder lists agencies and their services. If an organization charges for help described as free HUD counseling, the CFPB finder can verify the agency and its listed services before any payment.
  3. A request to sign over a deed is a warning sign. The CFPB identifies title-transfer schemes among foreclosure-relief scams. Signing over title can mean losing ownership of the home; a lawyer can explain what a proposed document would do.
  4. Foreclosure protections depend on timing and the loan. Regulation X generally bars the first foreclosure notice or filing on a principal-residence loan until the borrower is more than 120 days behind, subject to exceptions. A complete assistance application can delay some foreclosure steps, but that depends on when it arrives; it does not necessarily stop every step. The CFPB warns about promises to “save” a home.

We gather the data, run the numbers and research each company ourselves. The CFPB publishes complaints without verifying each account. We counted only mortgage complaints assigned to “SELECT PORTFOLIO SERVICING, INC.” in the CFPB data. Counts are not adjusted for the number of loans serviced. Peer medians use the other companies meeting each stated threshold. Issue shares begin May 1, 2017, after the CFPB changed its issue names. Each complaint is one borrower’s account, not an agency finding. Updated: October 2026 · Next review expected: January 2027.
