How to ask Guild for mortgage payment help
Guild's help center puts mortgage payment assistance on a separate line from general loan questions. For payment trouble, Guild identifies its assistance line. Its page also links to hardship assistance information.
Guild’s help page gives a San Diego address for written error notices and information requests. The contact card below prints that address.

Guild’s partial 2026 complaint count passed its full-year 2025 total
Bayview MSR Opportunity bought Guild Holdings Company on November 28, 2025. Guild kept its borrower-facing name.
The CFPB recorded 146 Guild complaints from January 1 through October 20, 2026, against 52 for the same days of 2025. The purchase and increase overlap; the records do not identify a cause.
The CFPB recorded 73 Guild complaints in all of 2025, after 46 in 2024. The partial 2026 count already exceeds both full-year bars. In the third quarter alone, the count changed from 19 in 2025 to 42 in 2026.
Guild answered 98.17% of CFPB complaints on time from January 2025 through October 20, 2026. The median was 99.94% among 41 other companies with at least 200 complaints. The annual bars follow.

A servicing transfer changes the company collecting payments. Guild’s ownership change and a loan-level servicing transfer are separate events.
The most recent statement and transfer notices identify the current servicer. Guild’s help center lists its general and hardship numbers.
Guild’s purchase announcement names Bayview MSR Opportunity as the buyer of Guild Holdings. The company on a borrower’s latest statement is the one to contact about a current payment. A corporate buyer’s name alone does not identify the account’s present servicer.
If Guild’s answer leaves a payment question open
Guild’s help center gives a general servicing number and a separate address for complaints, error notices and requests for information. Those routes have different purposes. The written address is in the contact card above (Guild help center).
A CFPB complaint asks Guild to respond through an agency process. A HUD-approved housing counselor can discuss general options without a counseling fee.
USAGov lists the state consumer protection offices that accept reports of deceptive mortgage practices. The CFPB also lists state bank regulators.
The CFPB complaint route records Guild’s response category, such as an explanation or monetary relief. From January 2025 through October 20, 2026, 85.8% of Guild complaints closed with an explanation. The CFPB classified 10.5% as still in progress at the data cutoff.

Questions about Guild Mortgage
Is Guild Mortgage the same as Bayview?
No. Bayview acquired Guild Holdings in November 2025, and Guild continues to service loans under its own name. Bayview affiliates also include Lakeview Loan Servicing and Community Loan Servicing, formerly Bayview Loan Servicing. In the latest 12 months, those CFPB names had 449 and 15 complaints, respectively. Neither is included in Guild’s 167.
Do Guild complaint counts measure its service quality?
No. This count has no denominator for Guild’s active servicing portfolio.
Where does Guild ask for a written error notice?
Guild’s help center names its Compliance Management Division-Complaints address for error notices and information requests. The contact card above shows the full address and source.
Did the $24.9 million federal settlement pay borrowers?
The Justice Department reported that Guild agreed to pay $24.9 million to the United States. Its public announcement did not identify borrower restitution.
Is the 2026 Guild complaint count a full year?
No. The 2026 annual count ends October 20. The two 12-month comparison periods end October 20, 2025, and October 20, 2026.
Protect yourself from scams
The FTC and CFPB describe these warning signs and the rules behind them:
- Upfront fees for promised relief are a warning sign. Under FTC mortgage-assistance rules, most companies that sell mortgage help cannot charge until a homeowner accepts a written offer from the mortgage company or lender. A separate FTC rule covers debt-relief companies that sell by phone and ties fees to a completed debt arrangement. It bars a fee until at least one debt has been settled or changed, the customer agrees to the arrangement, and the customer has made a payment under it. The FTC describes a narrow exception for lawyers who give help as part of the practice of law and are licensed in the state where the client or dwelling is. The lawyer follows that state's rules for attorneys, and advance fees are placed in a client trust account before services begin under state trust-account rules.
- HUD-approved foreclosure-prevention counseling is free. HUD’s national counselor line is 800-569-4287. The CFPB counselor finder lists agencies and their services. If an organization charges for help described as free HUD counseling, the CFPB finder can verify the agency and its listed services before any payment.
- A request to sign over a deed is a warning sign. The CFPB identifies title-transfer schemes among foreclosure-relief scams. Signing over title can mean losing ownership of the home; a lawyer can explain what a proposed document would do.
- Foreclosure protections depend on timing and the loan. Regulation X generally bars the first foreclosure notice or filing on a principal-residence loan until the borrower is more than 120 days behind, subject to exceptions. A complete assistance application can delay some foreclosure steps, but that depends on when it arrives; it does not necessarily stop every step. The CFPB warns about promises to “save” a home.

Sources and method
We gather the data, run the numbers and research each company ourselves. We counted mortgage complaints the CFPB received under the CFPB company name “Guild Holdings Company” through October 20, 2026. The 2026 annual bar ends October 20. The two-window chart covers October 21, 2024, through October 20, 2026. Issue shares use May 1, 2017 through October 20, 2026 and compare this company with the median across 74 eligible peer companies with at least 200 complaints in that period. Recent response shares use January 1, 2025 through October 20, 2026 and compare with the median across 41 eligible peers with at least 200 complaints in that window. The comparison includes Valon Technologies, Inc., which has no profile in this directory. The CFPB does not verify complaint allegations. We lack the company’s serviced-loan count, so these are not complaint rates.
